A builder does the same thing on every lot: the irrigation goes in, a pressure vacuum breaker goes on it, and the water district wants a first passing test before the house is done. Waiting on a tester holds up a closing.
We set up a builder account once. After that, a text or an email with the lot address gets it tested within two business days, the report filed with the district, and the certificate sent to you and to the buyer. One invoice a month covers every lot.
What builders get from us
Two business days, on request
Send the address when the irrigation is charged. We test within two business days, because a closing is waiting on it.
One account, one monthly invoice
No per-lot paperwork. Every test for the month on one invoice, by ACH, with lot addresses listed for your job costing.
Filed with the district
Each new address is matched to its water district and the report filed in the district’s format, so the sign-off isn’t held up by paperwork.
The buyer is set up for next year
The buyer gets the certificate and an invitation to our yearly plan, so the house stays compliant after you hand over the keys.
How it works
- 1
Open a builder account
Company, billing contact, the subdivisions you’re active in. Takes a few minutes.
- 2
Send lots as they’re ready
Text or email the address once the irrigation is charged. Superintendents can send them straight to us.
- 3
Tested within two business days
We test, leave a result tag on the device, and file the report with the district.
- 4
Monthly invoice, certificates out
You get one invoice; you and the buyer each get the certificate.
How builder pricing works
A flat builder rate per lot, set when the account is opened and held for the year. Same-day tests are available when a closing can’t wait, at a small premium.
The rate reflects how builders are cheaper to serve: many lots in one subdivision, no card fees, one invoice.
Single homes book online at $60 early-bird on the homeowner page.

Questions from builders
Straight answers on agreements, scheduling, filing, and what happens when something fails.
Yes. Anyone you name on the account can send addresses. The invoice still goes to you.
We can’t test without pressure. We’ll text the contact on the account; a return trip is billed as a new request, so it’s worth confirming the water is on before you send the lot.
All of the water systems in Spokane County and Kootenai County, including the irrigation districts in Spokane Valley and the North Idaho cities. New subdivisions in a district we haven’t filed with yet, we set up.
That’s the point. The buyer gets their certificate and an invitation to our yearly plan, and we remind them before each year’s notice.
