Most HOAs in the Spokane and Coeur d’Alene area handle backflow testing the hard way: each homeowner gets a notice, scrambles for a tester, and the board fields the calls when somebody gets a shutoff warning. The board is responsible for the common irrigation assemblies anyway, and in many communities for the ones on each lot too.
We do the whole community as one job. We walk it with you once, list every assembly, then test them on days we schedule together — usually a couple of weeks in the shoulder of the season so your residents are never in the spring crunch. The association gets one invoice and one report. Each homeowner gets a certificate, and your water district gets every passing report filed.
What HOAs get from us
One agreement, one invoice
An annual agreement covers every assembly on the list. The association is invoiced once, by ACH or check, no card fees, no per-home chasing.
Scheduled community days
We test the whole neighborhood in a few consecutive days, and the dates go in your newsletter. Nobody needs to be home; assemblies are outside and the house water stays on while we test.
District filing, handled
We tell your water district in the month of the test that every address is scheduled, then file each passing report. The board stops getting shutoff letters forwarded by residents.
A list you can hand to the next board
Every assembly, its location, serial, and test history, in one record the association owns. New board, new manager, same list.
How it works
- 1
Tell us about the community
How many homes, who manages it, which water district, whether lots or only common areas. Five minutes.
- 2
We walk it and quote it
We confirm the assembly count on site and send a per-assembly quote for the association to approve, usually within a week.
- 3
Pick the community days
We agree the testing days before the season starts and you announce them. Residents don’t book anything.
- 4
We test, file, and invoice once
Every pass is filed with the district the same week. The association gets one invoice and one report; each home gets its certificate.
How HOA pricing works
HOA work is quoted per assembly, under what most associations in the area budget for it, and it goes down with the size of the community. Density is what makes it cheaper: a tester does far more tests a day on one street than across town, and we pass that on.
Communities that would rather have each homeowner pay can still get a community rate when enough homes book the same scheduled days. Either way, there’s no trip fee and no rush fee.
Single homes book online at $60 early-bird on the homeowner page.

Questions from HOAs
Straight answers on agreements, scheduling, filing, and what happens when something fails.
Either. Most boards sign one agreement and invoice it through dues, because it ends the yearly notice scramble. If your CC&Rs put each lot’s assembly on the owner, we can run resident-paid community days instead, with a community rate once enough homes book together.
Fine. We test what’s on the agreed list. Homes that tested elsewhere this year join next year, and we keep their assembly on the record so nothing gets missed.
For gated communities, yes. The agreement includes how we get in (code, fob, or an escort on test days). We don’t take gated work without it.
In the month of the test, so it’s fresh on their desk rather than filed and forgotten. If the district has already sent notices with a deadline, tell us and we’ll notify them sooner.
We show the owner or manager what failed and refer the repair to a partner plumber or irrigation company. Once it’s fixed we retest it, and the association sees the status on the community report.
